Episode 48 BONUS: Inside the Supermarket Lease: The Hidden Driver of Retail Property Value

Episode Summary

Richard sits down with Charter Keck Cramer’s very own National Director of Retail Advisory, Don Foulds, for a bonus episode delving into the changing retail property landscape. Don unpacks why capital is returning into shopping centres, with REITs and LPTs re-entering a market previously dominated by private owners. He also explains why cap rates are compressing across the sector.

He then turns to why supermarket-anchored neighbourhood centres are being revalued, and why he believes the supermarket lease itself, not the cap rate, is the real driver of this value. Don highlights how these leases can run for 40 to 50 years, how percentage rent thresholds work, and why understanding the lease structure is essential as new capital enters the market.

Don also draws on decades of experience inside Coles and Woolworths to explain how supermarkets negotiate, what landlords often overlook, and why a shopping centre demands ongoing attention rather than a set-and-forget approach.
