				<content:encoded><![CDATA[<p>Orica&#8217;s Deer Park site represents a very significant 146 hectare former explosives manufacturing facility, situated in a highly strategic location. The majority of the site has become surplus to Orica’s needs, and Charter was engaged to understand the issues relating to the site to ensure Orica would obtain the maximum benefit from re-zoning and future development opportunities.</p>
<p>Orica engaged Charter to assist with the rezoning of 70 hectares of the site. Specifically Charter delivered:</p>
<ul>
<li>Economic benefits assessment in support of the Planning Scheme Amendment;</li>
<li>General advisory as to possible future uses that could be economically sustained on the site;</li>
<li>Analysis as to remaining industrial land at Deer Park and context in Melbourne’s Western Suburbs industrial land supply; and,</li>
<li>Participation as a key adviser to Orica in the Amendment process and future planning for the site.</li>
</ul>

<p>The successful re-zoning of Deer Park was a key milestone for Orica in achieving its vision of remediating and integrating the site back into the City of Brimbank’s economy.</p>

<p>The site of circa 16.46 hectares with a 279 metre frontage to the Yarra River and located only 7 kilometres from the Melbourne CBD has a development value &#8220;upon completion&#8221; of some $1 billion.</p>
<p>The vision for the site is to create a sustainable, masterplanned, mixed use neighbourhood and provides urban renewal on a scale not seen since Melbourne&#8217;s Docklands.</p>
<p>As due diligence and transaction adviser to Amcor, Charter worked in partnership with Colliers International to brief the market on the project hallmarks for this unique development site.</p>

				<content:encoded><![CDATA[<p>Costa Logistics is a high quality, high tech third-party logistics operator providing solutions to FMCG and retail customers in all states of Australia.</p>
<p>Driven by an increasing demand from its logistics customers and an under supply of existing accommodation in the market, Costa engaged Charter to put a requirement to the market for the construction of a new $100 million 20,000 sqm temperature-controlled facility on surplus land adjacent to its existing distribution centre.</p>
<p>Charter worked closely with Costa to:</p>
<ul>
<li>conduct a national portfolio review of Costa&#8217;s 150,000 sqm of specialised industrial accommodation</li>
<li>devise and execute an off-market sale and leaseback strategy for the new facility where pre-qualified institutional purchasers were invited to participate in a three stage sale process</li>
<li>conduct transaction management for the sale including governance of the sale process, including all due diligence, conract and lease negotiation and finalisation of sale and settlement</li>
<li>developed a Brief outlining the size and specification of the intended purpose built temperature controlled warehouse.</li>
<li>conduct a two-stage expression of interest tender process, dealing with developers in relation to the construction of the new facility</li>
<li>conduct detailed analysis of tender submissions including interviews with all parties</li>
<li>negotiations of commercial terms</li>
<li>conclude all aspects of the tender process, including financial analysis and lease negotiation</li>
</ul>
<h3>BENEFITS TO COSTA LOGISTICS</h3>
<p>Charter was able to deliver to Costa the most competitively priced development solution for their needs in a short period of time. The sale strategy and implementation was successfully undertaken over a 5 month period.</p>
<p>The development represented the highest and best use of the surplus land.</p>

				<content:encoded><![CDATA[<p>Charter was engaged to identify how and where meeting accommodation needs could be provided whilst optimising property assets through consolidation, reconfiguration, redevelopment and disposal.</p>
<p>We analysed the accommodation needs and options based on Freemason Victoria&#8217;s membership profile to establish an appropriate distribution of meeting places based on both a qualitative and quantitative assessment. The study included consideration of over 140 existing Freemasons meeting locations across metropolitan and regional Victoria.</p>
<p>Through analysis of membership data, an accommodation strategy was prepared that focused on serving the needs of the members and reducing risk for the organisation having regard to implementation complexities.</p>
<h3>DALLAS BROOKS CENTRE DEVELOPMENT STRATEGY</h3>

<p>For Freemason Victoria&#8217;s principal property asset Charter provided strategic property and accommodation advice to deliver new central administration and ceremonial accommodation to meet the needs of the organisation and release value from the asset for reinvestment.</p>
<p>Charter undertook an issues and options identification and review and coordinated the assembly of site information and due diligence material, managed a select expression of interest process to developers and successfully negotiated a development agreement with Mirvac for redevelopment of the site.</p>
<blockquote><p>Charter ensured that Freemason&#8217;s Victoria shared in the upside of any development while transferring development risks which it did not have the expertise or capacity to manage.</p></blockquote>
<h3>BENEFITS TO FREEMASONS VICTORIA</h3>
<p>The strategy, based on a holistic review of the asset distribution and accommodation needs provided a framework on which the Freemasons can base property decisions to best advantage the organisation and its members.</p>
<blockquote><p>Charter&#8217;s work identified significant risks that the Freemasons had not previously considered  and demonstrated where liabilities and realities needed to be addressed to mitigate any negative impact on the organisations core operations into the future.</p></blockquote>
<p>Charter continues to work with Freemasons and assist them to more effectively utilise the value of their assets, reduce their exposure to major risk, unlock the future development potential of their portfolio and provide exit strategies that protect their interests.</p>
